<p>Real Estate Professionals are becoming more and more convinced that blogging is a necessary marketing tactic.  So, the question is steadily shifting from &#8220;<strong>Should I be blogging?</strong>&#8221; to &#8220;<strong>Where should I be blogging?</strong>&#8221;</p>
<p>&nbsp;</p>
<p>For Real Estate Professionals, there are a variety of choices, ranging from <strong>real estate specific blogging channels</strong> to <strong>general blogging channels</strong> to <strong>self-hosted options</strong>.  And each of them has advantages and disadvantages.  Of course, for those that aren&#8217;t blogging, the first hurdle is to get started&#8230; and the actual location, while important, isn&#8217;t as important enough to stop the progress while working out the location&#8230;</p>
<p>&nbsp;</p>
<p><strong>Real Estate Specific Channels</strong> &#8211; Utilizing a network that is tweaked towards real estate blogging has some GREAT advantages for the new blogger.  From a technical standpoint, there is built in SEO (<strong>Search Engine Optimization</strong>) with the platform since there are multitudes of bloggers writing about real estate.  Search Engines see the content and make it a trusted source more quickly.  Also, some of the networks have great user communities, leading to opportunities to learn more about blogging and technology, as well as build referral relationships.</p>

<p>On the flip side, you don&#8217;t control the platform.  Management might be GREAT at the moment, but what it the platform is purchased by a company with poor practices, or worse&#8230; by a competing real estate empire? What if they introduce advertising on the blogs, and your competitors can by ad space on YOUR content?  The bottom line is that <strong>you don&#8217;t have control over what goes out to the consumer</strong>.  You only control your content.</p>
<p>&nbsp;</p>
<p>But, on the balance, this might be a great place to start, discover your voice and stretch your blogging legs.  You might find yourself outgrowing it, though.</p>

<p><strong>General Blogging Channels</strong> &#8211; These carry most of the pitfalls and none of the benefits of Real Estate Specific Channels.  You still don&#8217;t have control of what may be presented to the consumer alongside your content.  Of course, it is much less likely that a real estate company will buy the platform, but not a lot less likely that a competitor could buy an ad or end up with a link on YOUR blog, without your permission.  And since the content is general, the SEO benefits are gone, as well.</p>
<p>But, in the case of WordPress.com, you will have the opportunity to learn the WP-Admin console.  And you actually can start writing.  You also might have al ittle more control over the theme (design) of your blogs graphic presentation.</p>

<p>Blogging on <strong>a general site is probably the weakest option</strong>, in my opinion.  It has all of the weaknesses of blogging on a platform owned by someone else, but few of the advantages of being on a site tuned for real estate blogging.</p>
<p>&nbsp;</p>
<p><strong>Self-Hosted Options</strong> &#8211; For the long term, this should be where it&#8217;s at, in my opinion.  You control almost everything about the platform and the content.  There are no worries about who may be advertising on your blog, nor about who might have their hand in the background.  You get the final say.</p>
<p>However, you also get to control things like SEO&#8230; and if you create regular and compelling content, you will be noticed by the search engines.  If you guest post on well known blogs, you will get important links back to your blog, and bring up your blogs SEO.</p>

<p><strong>The bottom line here is that YOU are in control&#8230;</strong>  For some, that is great.  For others, it is terrifying.  It might mean that your blog languishes with a lack of attention, or it might mean that you have to hire someone to make it rock.  Or, it might mean that you have a platform that is unique and compelling and that costs VERY little money and pulls in a tremendous number of leads.</p>

<p>&nbsp;</p>
<p>In each case, there are exceptions.  And there are sites that don&#8217;t really seem to fit in their mold.  Posterous, YouTube and FaceBook Pages are all examples of sites that can be useful tools, regardless of where your other efforts are focused.  Using them as part of a network of your own can build your blog into something greater.</p>

<p>It was a LOT of fun.  As a first time organizer for this type of event, I had a few concerns.  My biggest one was that the attendees wouldn&#8217;t feel comfortable asking questions&#8230; which was not a problem.  Their questions allowed us to better tweak the information to their needs.</p>
<p>So, here are some random notes from Monday&#8217;s Lunch &amp; Learn&#8230;</p>
<p><strong>GoDaddy is great for hosting domain names.</strong>  Several of us are using them for that purpose&#8230; but for hosting actual websites, they aren&#8217;t so great.  A couple of the hosting companies that were mentioned were <a title="Affiliate Link for BlueHost" href="http://www.hostmonster.com/track/lanebailey" target="_blank">HostMonster</a> (affiliate link), <a title="Affiliate Link for BlueHost" href="http://www.bluehost.com/track/baileyservices" target="_blank">BlueHost</a> (affiliate link), and GreenGeeks.  One of the advantages of these host (as well as many other&#8230; there are a LOT of hosting companies) is that they offer &#8220;one-click script installations&#8221;.  Through services like Simple Scripts, you can install WordPress VERY easily, without having to understand things like FTP and creating databases.</p>
<p><strong>Blogging does NOT have to be time consuming.</strong>  Randy mentioned shooting short videos or pictures at local venues (parks, restaurants, city hall, etc) and posting those right from your phone.  I mentioned video blogging&#8230; if you can knock it out in one take, you can post a 3 minute video (try to keep videos short) in 5 minutes.  However, when you launch, you really need to have 10-12 good posts on the site.  After that, it does NOT need to be updated every day.  Updating a few times a week should be enough.  I would say that you should update as many times as you can while keeping your post quality high.</p>

<p><strong>Use Landing Pages.</strong>  These are pages that are designed for readers from a particular ad or search to land on.  Give them what they want&#8230; don&#8217;t make them search around your site to find it.  People won&#8217;t search, they will hit the back button.</p>
<p>&nbsp;</p>
<p><strong>Have a CLEAR &#8216;Call to Action&#8217;.</strong>  What is the purpose of the site/post/ad?  Have you told the reader EXACTLY what you want?  Do you want them to sign up for the email list?  Do you want them to call you?  Do you want them to honk at Green Ford trucks?  Tell them exactly what you want, and make it as easy as possible for them to do it.</p>
<p><strong>If you can&#8217;t measure it, it isn&#8217;t happening.</strong>  You have to know what posts are working to bring in traffic, what posts are working to convert traffic to leads, what ads or outposts bring in traffic, which search terms are most effective and who is looking at your blog.  There are several ways to accomplish this, including Google Analytics and Clicky.  Google Analytics is free and VERY powerful.  I use Clicky (which also has a free level) because I like the interface more.  The more advanced version of <a title="Clicky Analytics (affiliate link)" href="http://getclicky.com/29580" target="_blank">Clicky</a> (affiliate link) allows real time tracking of traffic.</p>
<p><strong>Search yourself.</strong>  <strong>And aim at the right target.</strong>  There are two points here.. the first one is that you need to pick a target and then seek to dominate it in the search engines.  And in order to really do that, you need to see the Google RAW search data.  You can search through Goosh.org and see the basic search&#8230; not the one that is influenced by your habits.  Secondly, you need to pick a target that you CAN dominate.  Face it, you aren&#8217;t going to be able to dominate &#8220;Atlanta Real Estate&#8221;&#8230; but you might be able to control the search for &#8220;Midtown Atlanta Lofts&#8221; (and no, I don&#8217;t know anyone offhand at the brokerages on that search).</p>
<p><strong>Once you get WordPress, there are a few plugins you HAVE to have.</strong>  WordPress Editorial Calendar, Back WP up, All-in-one SEO and ShareThis are on the list.  There are several more, but these are a great start.</p>

<p><strong>WordPress (self-hosted) might be the best option, but it isn&#8217;t the only option.</strong>  <a title="Posterous" href="http://posterous.com" target="_blank">Posterous</a>, <a title="Active Rain " href="http://activerain.com/action/referrals/lanebailey" target="_blank">Active Rain</a> (not really an affiliate link, but I will get points if you sign up through here&#8230;) and WordPress.com are all valid choices.</p>
<p>&nbsp;</p>
<ul>
<li><strong>Posterous</strong> is really cool.  You can email almost anything there and it will be a blog post.  Videos, pictures, text, pdfs.. whatever.  And it will push it out the Twitter, YouTube, Flickr, FaceBook and other places.  It is very easy and quite powerful.</li>
<li><strong>Active Rain</strong> has a great community.  Just reading blogs there is better than a lot of CE classes.  There are some sharp folks there, and between the knowledge and connections (both local and national) that you can make, it is well worth the time.  It is also a great option to dip a toe into blogging.  The basic platform is VERY powerful for SEO (Search Engine Optimization) and the posts will do quite well if they are public-facing.</li>
<li><strong>WordPress.com</strong> is good because it is a valid way to learn how to wander around in the admin panel and learn the rest of the back-end functions of WordPress.  It is very similar to the self-hosted version of WordPress.</li>
</ul>
<p>There was a LOT more.  It is hard to believe that we were only there for 90 minutes.</p>
<p>And you can learn all of this and a LOT more at <a title="rebarcamp Atlanta" href="http://rebcatlanta.com/" target="_blank">rebarcampAtlanta2011</a>.  It is coming up on October 28th, 2011 at the Mansour Center in Marietta, GA.  Tickets are only $10 until September 30th, and just $17.50 after that ($25 for registration the day of the event).  If you are a real estate professional, it&#8217;s the best $10 you can spend&#8230; and even at $25, it is a bargain.</p>

<p>As mentioned last time in <a id="aptureLink_JxvO0QE60j" href="../wordpress-and-joomla-and-active-rain-oh-my/">WordPress and Joomla and Active Rain… oh my!</a>, dynamic websites are the direction the web is going.  In order to live in the dynamic website world, you need to produce content.<span id="more-305"></span></p>
<p>That is the first problem.  Good, engaging content doesn&#8217;t create itself.  Readers want to see pictures and video.  They want interaction.</p>

<p>I&#8217;m AT LEAST as guilty as anyone else of not serving it up sometimes.  One one of my blogs I don&#8217;t have any access to a plug-in called <a class="zem_slink" title="Zemanta" rel="homepage" href="http://www.zemanta.com">Zemanta</a>, and I have to jump through hoops to use <a class="zem_slink" title="Apture" rel="homepage" href="http://apture.com/">Apture</a>.</p>
<p>On my WordPress sites I have both Zemanta and apture installed, so it is easy to amp up the graphics and add video.  Now, on my Joomla sites I also have Zemanta installed.  I still have to jump through a few hoops to run Apture, but I have bookmarked a direct link to the page to build embeds.</p>

<p>Zemanta is a plug-in and site that surfs for images and links that are related to the article (post) you are writing.  Basically, it scans your content and finds <strong>related articles</strong> and <strong>images</strong>.  You also have the ability to refine the results (spelled S-E-A-R-C-H) for specific terms if the automatically returned results are getting it for you. Also, through Zemanta, users can allow content to be reblogged, similar to Active Rain&#8217;s reblog feature.  A reblog is a reprint of the post (with permission) on another blog.  It basically syndicates the content.</p>

<p>Apture is slightly different, but geared similarly.  It isn&#8217;t automatic, and I find it best geared towards video.  It also has a linking component.  Apture builds mini-galleries.  You can put as many as 6 videos in one embed on the site.  Here is an <a id="aptureLink_PWozHQ1TZM" href="http://garagehomesusa.com/cool-garage-info/garage-toys/410-two-very-different-cool-cars.html">example in Joomla</a>.  Here is <a title="Video Sunday" href="http://lanebailey.com/2010/01/17/video-sunday-disney-magic/" target="_blank">one in WordPress</a>.  (BTW, the first link was created using Apture and the second using WordPress&#8217;s editor)  With Apture, you have the capability of combining multiple content types into one embed.  The only thing you can&#8217;t combine are links.  Other embeds, like pictures, slide shows, videos, maps, etc CAN be combined.</p>
<p>Combined, there are great options to make a more engaging site, in both WordPress and Joomla, as well as some other platforms.</p>

<p style="text-align: left;">If you haven&#8217;t heard the statement, it is summing up the &#8220;Ready, Aim <span style="text-decoration: line-through;">Fire</span>, Aim <span style="text-decoration: line-through;">Fire</span>, Aim&#8221; menality.  Basically, spending forever making the plan, and then never following through and actually &#8220;doing&#8221; the plan.</p>
<p style="text-align: center;"><strong>And then&#8230;</strong></p>
<p style="text-align: left;">There is the opposite side of the coin&#8230;  &#8220;Ready, Fire, Aim&#8221;.  That doesn&#8217;t work, either.  You can&#8217;t do the plan before you make the plan&#8230;</p>
<p style="text-align: center;"><strong>But in the middle&#8230; </strong></p>
<p style="text-align: left;">There is a balance where we analyze AND act.  And this is about the <strong>analytics</strong>.<span id="more-150"></span></p>
<p style="text-align: left;">We all have our favorites.  I personally like <a title="Get Clicky" href="http://getclicky.com/29580" target="_blank">Clicky Analytics</a> for my website.  I like the way the data is presented.  They have a free level, and it is a great alternative to <a title="Google Analytics" href="http://www.google.com/analytics/" target="_blank">Google Analytics</a>.  And GA is a great option as well.  In either case, the idea is to see where traffic is coming from, what search terms are being used and tune your content accordingly.</p>
<p style="text-align: left;">Another great tool in the box is <a title="HitTail" href="http://www.hittail.com/" target="_blank">HitTail</a>.  It is a site that you can use to track your searches and see what material might be good to write about in the future.  In fact, it even offers a &#8220;To Do List&#8221; for future blogs, based on the previous search volume.</p>
<p style="text-align: center;"><strong>And you are likely to be surprised&#8230;</strong></p>
<p style="text-align: left;">I know that I am often a bit shocked at which posts gather the most attention.  On ActiveRain, and LaneBailey.com, on LilburnDwellings.com.  in each case, I see posts that I don&#8217;t expect have great traffic.  I see other posts that are never stellar&#8230; until looking at 30 days, or even 90 or more days worth of data.  I have a post that has over 10,000 views, but it is never on my most viewed list for the day&#8230; or even the week.</p>
<p style="text-align: left;">Other posts have to be looked at OFF the grid.  I have a post that garners a reasonable number of views, and few comments&#8230; but people call me about that post.  Obviously it speaks to them.</p>
<p style="text-align: center;"><strong>So&#8230;</strong></p>
<ul>
<li>Plan</li>
<li>Write</li>
<li>Analyze</li>
<li>Adjust</li>
<li>Write some more</li>
<li>Analyze</li>
<li>Adjust</li>
<li>Repeat.</li>
</ul>
<p>And don&#8217;t worry that your plan is different than my plan, or Midori&#8217;s plan or even Mike&#8217;s plan.  We are all different people.</p>

			<content:encoded><![CDATA[<p style="text-align: center;"><strong>RSS&#8230;  <a class="zem_slink" title="RSS" rel="wikipedia" href="http://en.wikipedia.org/wiki/RSS">Really Simple Syndication</a>.  Rich Site Summary. </strong></p>
<p style="text-align: left;">Most of us know what it is&#8230; but few are really leveraging it to help create business or simplify our lives&#8230;</p>
<p style="text-align: left;"><strong>For those that don&#8217;t know, </strong>RSS is a news feed.  Basically, by subscribing to a website&#8217;s RSS feed, each time the site is updated, we will get the new material either emailed to us or in a &#8220;Feed Reader&#8221;.<span id="more-147"></span></p>
<p style="text-align: center;">I guess the easiest place to start would be the &#8220;<strong>making our lives easier</strong>&#8221; aspect.</p>
<p style="text-align: left;">I don&#8217;t know how many different blogs and sites I read&#8230;  I admit that I don&#8217;t read all of them every day, but I generally read about 30-40 posts on about 100 sites almost every day.  Real estate, technology, politics, local events, cars and travel are all on my reading list.  <img style="margin: 3px 5px; float: right;" title="RSS Icon" src="http://activerain.com/image_store/uploads/8/1/4/8/9/ar125090901098418.jpg" alt="RSS Icon" width="320" height="320" /></p>
<p style="text-align: left;">In order to scan each of these sites each day to see if there was a post or article that I was interested in would take at least an hour&#8230; probably closer to two.  Add in the time to actually READ the material&#8230;  I wouldn&#8217;t have time to do much else.</p>
<p style="text-align: left;">Frankly, I enjoy the reading.  I want to be informed and up to date on what is happening in the world&#8230; and around the corner.  <strong>In a way, it isn&#8217;t much different than those that liked to scan several newspapers each morning. </strong>Except it is WAY faster (only having to look at headlines or short intros) and WAY cheaper (since the sites are free to read, unlike having several newspaper subscriptions).</p>
<p style="text-align: left;">So, it is making my life easier&#8230; cheaper&#8230; greener&#8230; and more time efficient.  At the same time, I can be more up to date on world and local events, as well as other information that is interesting to me. (Personally, I use <a title="Feed Demon" href="http://www.newsgator.com/Individuals/FeedDemon/Default.aspx" target="_blank">FeedDemon</a> as my reader, but you can use Google&#8217;s reader, Mozilla or even Outlook)</p>
<p style="text-align: center;"><strong>But what if the goal is creating business?</strong></p>
<p style="text-align: left;">OK, there is the obvious that if we are keeping up with industry news and trends, we should be better able to respond to the market&#8230;  But there is something deeper&#8230;</p>
<p style="text-align: left;"><strong>Local expertise!</strong></p>
<p style="text-align: left;">Some of the sites that you might be able to get daily feeds from might include local newspapers, local chambers of commerce, local businesses, local groups that promote events&#8230; <strong>and if you are one of the first to know about all of these happenings that are around the corner, you can be the local expert. </strong>Starting the discussion about property tax increases, changes in garbage collection, zoning hearings, roadway improvements, new developments and business relocation means that you can rank for those terms&#8230; the terms that people in the area might use to search.  Being on top of the search engines for local terms means that locals will read your blog&#8230; and that <strong>YOUR</strong> RSS feed will be one that THEY should subscribe to.</p>
<p style="text-align: left;">So, you also need to make your RSS feed easy to find for site visitors.  <strong>You want to be part of THEIR regular routine.</strong> Of course there is real estate sprinkled in to your site, so your readers will see you as the expert&#8230; the &#8220;go to person&#8221; for local information.</p>
<p style="text-align: left;">And when someone asks them about real estate&#8230; you are already the expert.</p>
<p style="text-align: center;"><strong>But why worry about the RSS?</strong></p>
<p style="text-align: left;">According to the stats on my site, I have approximately 8 times as many people reading me on a given day via RSS rather than directly on my site.  <strong>That is valuable traffic.</strong> The best traffic is local traffic&#8230;</p>

<p>Ok, so if you have been following along, you have seen that you really need both a <a title="WordPress for cool agents" href="http://activerain.com/blogsview/1197323/impress-with-wordpress-tools-for-web-2-0-agents-2" target="_blank">self-hosted WordPress</a> blog and an <a title="Active Rain for Cool real estate agents" href="http://activerain.com/blogsview/1196330/8-tools-the-modern-real-estate-agent-has-to-have-1" target="_blank">Active|Rain RainMaker</a> blog.</p>
<p style="text-align: center;"><strong>You say, &#8220;OK there Skippy, now what?&#8221;</strong></p>
<p style="text-align: left;">Well bunky, you need content&#8230; GREAT, compelling, addictive content.  And you need to present it in a great, compelling and addictive way.  <strong>Venture out from the wall of words and throw so fun at the wall and see if it sticks.<span id="more-141"></span></strong></p>
<p style="text-align: left;">This post is actually what I call a <strong>second level post</strong>&#8230;  it is broken up into bite size chunks that are easier to chew than a straight up solid word wall, but it still lacks something.  Spice&#8230;</p>
<p style="text-align: left;">Where most people start is the <strong>first level post</strong>, a solid wall&#8230; not even a window.  No room for bites here, just a solid pile of words.  Now, if you happen to be Stephen King or Ayn Rand, that might be OK, but most of us aren&#8217;t.  And most of us aren&#8217;t packing 2000 pages of text into a package for our readers, either.  In fact, many readers will see the paragraph without end and they will click away so fast that they will barely make a dent on your <strong>Analytics Program</strong> (look for that tool coming up&#8230;).  They will see GIANT paragraphs of homogeneous type.  There won&#8217;t be any bold, and caps or anything else to break it up or draw interest.  And so there won&#8217;t be interest drawn.  Actually, after you write for a little while, this style starts to go away.  In fact, you might notice that it is hard for me to even write that way on purpose&#8230;  I write like I talk, and I get expressive&#8230; I take breaks (I have moments that are &#8220;aside&#8221; from the main theme of the conversation).  Writing like this is hard work.  And reading it is harder work.</p>
<p style="text-align: left;">Readers want&#8230;</p>
<ul>
<li>Bullet points&#8230;</li>
<li>Lists</li>
<li><strong>Bold</strong></li>
<li>CAPS</li>
<li><em>Variety</em></li>
</ul>
<p>And there is something else they want&#8230;  They want RICH MEDIA CONTENT.  They want to see something more.  And sometimes the &#8220;something more&#8221; is graphics&#8230; or video&#8230; or photos&#8230; or even a presentation.  <a title="#3b, after" href="http://activerain.com/blogsview/1199816/8-tools-3b-sweet-embeddable-you-after" target="_blank">Embeddables</a>.</p>

I worked VERY hard to make it visually unappealing and kind of boring.  I did that on purpose.  For a purpose.</p>

<p>You see, there are SO many ways to add rich media to your WordPress and Active|Rain posts.</p>
<ul>
<li>YouTube (and dozens of other video sharing sites)</li>
<li>SlideShare (and some other presentation sharing sites)</li>
<li>Flickr (and the other photo sharing sites)</li>
<li>MagToo (I don&#8217;t know of any other panorama sharing sites)</li>
<li>Pictures</li>
<li>Graphics</li>
</ul>
<p>And most of them are free or nearly free.  And they are easy to use.</p>

<p>you still need to have something compelling to say, but it is much more interesting (and WAY less pressure) if it is also presented in an interesting manner.  Through the use of these cool tools, you will be able to better connect with your readers, and your readers will better connect with you.</p>
<p>Don&#8217;t let the little code snippets freak you out, they aren&#8217;t THAT hard to edit into a post.  <strong>It needs to be done on the HTML side of both your WordPress and Active|Rain blogs.</strong> I would bet that there is already a tutorial on how to do this for A|R, and I know that there are scores of them for WordPress&#8230;  But, one of the great things about blogging is playing and learning.  And what better way to learn about code than to play in it a little&#8230;</p>
<p>Here is the WAY quick version (for A|R).</p>
<ol>
<li>Write your blog without the embeddable media</li>
<li>Save it to draft</li>
<li>Open it back up and click on HTML</li>
<li>In another tab, open up the <strong>Embed code</strong> for the item you want to install</li>
<li>Copy the code</li>
<li>Paste it into your Active|Rain post where you want it to show up</li>
<li>Save it to Member&#8217;s Only or Public view</li>
<li>Make sure it works&#8230;</li>
</ol>
<p>WordPress is pretty similar, except that you don&#8217;t have to save it in order to switch from WYSIWYG to HTML and back.  Also, both tend to mess with the code if they are changed back and forth a few times&#8230;  so, try to get the regular content right and then install the embeddable applications.</p>
