<p>Did you get any cool new tech for Christmas?  I didn&#8217;t&#8230;  But, one family member got a new Kindle Fire.  I had the opportunity to play with it a bit and do the set-up.  But this isn&#8217;t a review.</p>
<p>&nbsp;</p>
<p>It is a two part post.</p>
<p>Part I&#8230;<strong> I&#8217;d love to hear what sort of cool tech you got, and what you think of it so far. </strong></p>
<p>Part II&#8230; <strong>Let&#8217;s talk about getting to know that new tech so that it does more for you than just provide entertainment or hold down piles of paper on the desk.</strong></p>
<p><strong></strong>Part I is easy&#8230;  Post up here or over on our FaceBook Page and we can talk about your cool <del>toys</del> productivity enhancement tools.</p>
<p>Part II is a little more complicated.  But, if we break it down a little more, we can make it manageable.</p>
<p>First, don&#8217;t go nuts.  I know a lot of folks that want to get every new device that comes down the pike.  It just isn&#8217;t feasible.  Aside from the fact that it is terribly expensive, you&#8217;d end up being too scattered.  By the time you approach comfort with a device, there are three more to get.  In the end, you have only succeeded in making the store in which you buy your technology quite happy. Don&#8217;t be too reluctant to get new technology, but don&#8217;t be too eager, either.  Instead, see if you have a valid business use, and then don&#8217;t move on to the next thing until the current thing is getting the attention it deserves.</p>

<p>Next, spend a little time with the User&#8217;s Guide.  Most of the devices out there are easy enough for us to power up and start playing with in just a few minutes.  It&#8217;s entirely too easy to just dive in and forget that there is probably a LOT of hidden potential waiting to be unlocked.  A great example is that my 7 year old figured out that he could zoom on my tablet by double tapping.  I missed that while speeding through the User Guide.  If I took my own advice, I would have known that&#8230;</p>
<p>&nbsp;</p>
<p>Third, Google is your friend.  It is hard to find an even semi-popular piece of technology that doesn&#8217;t have a bunch of user generated tips and tricks published somewhere.  Some of the tutorials and videos out there are almost as good as taking a class.  There are some serious nerds (using that term with loads of respect) that are VERY good at figuring out how to squeak the last bit of utility from a device.  And they love to share.</p>
<p>Finally, don&#8217;t be afraid to ask for help.  Maybe it is your tech-savvy friend, maybe your teenager or even a class.  Reaching out for help can be a really good option.  Instead of wasting 40 unpaid hours trying to figure out a piece of technology or letting a $500 device sit unused, spending $50 on a class might be WAY more efficient.</p>

<p>Real Estate Professionals are becoming more and more convinced that blogging is a necessary marketing tactic.  So, the question is steadily shifting from &#8220;<strong>Should I be blogging?</strong>&#8221; to &#8220;<strong>Where should I be blogging?</strong>&#8221;</p>
<p>&nbsp;</p>
<p>For Real Estate Professionals, there are a variety of choices, ranging from <strong>real estate specific blogging channels</strong> to <strong>general blogging channels</strong> to <strong>self-hosted options</strong>.  And each of them has advantages and disadvantages.  Of course, for those that aren&#8217;t blogging, the first hurdle is to get started&#8230; and the actual location, while important, isn&#8217;t as important enough to stop the progress while working out the location&#8230;</p>
<p>&nbsp;</p>
<p><strong>Real Estate Specific Channels</strong> &#8211; Utilizing a network that is tweaked towards real estate blogging has some GREAT advantages for the new blogger.  From a technical standpoint, there is built in SEO (<strong>Search Engine Optimization</strong>) with the platform since there are multitudes of bloggers writing about real estate.  Search Engines see the content and make it a trusted source more quickly.  Also, some of the networks have great user communities, leading to opportunities to learn more about blogging and technology, as well as build referral relationships.</p>

<p>On the flip side, you don&#8217;t control the platform.  Management might be GREAT at the moment, but what it the platform is purchased by a company with poor practices, or worse&#8230; by a competing real estate empire? What if they introduce advertising on the blogs, and your competitors can by ad space on YOUR content?  The bottom line is that <strong>you don&#8217;t have control over what goes out to the consumer</strong>.  You only control your content.</p>
<p>&nbsp;</p>
<p>But, on the balance, this might be a great place to start, discover your voice and stretch your blogging legs.  You might find yourself outgrowing it, though.</p>

<p><strong>General Blogging Channels</strong> &#8211; These carry most of the pitfalls and none of the benefits of Real Estate Specific Channels.  You still don&#8217;t have control of what may be presented to the consumer alongside your content.  Of course, it is much less likely that a real estate company will buy the platform, but not a lot less likely that a competitor could buy an ad or end up with a link on YOUR blog, without your permission.  And since the content is general, the SEO benefits are gone, as well.</p>
<p>But, in the case of WordPress.com, you will have the opportunity to learn the WP-Admin console.  And you actually can start writing.  You also might have al ittle more control over the theme (design) of your blogs graphic presentation.</p>

<p>Blogging on <strong>a general site is probably the weakest option</strong>, in my opinion.  It has all of the weaknesses of blogging on a platform owned by someone else, but few of the advantages of being on a site tuned for real estate blogging.</p>
<p>&nbsp;</p>
<p><strong>Self-Hosted Options</strong> &#8211; For the long term, this should be where it&#8217;s at, in my opinion.  You control almost everything about the platform and the content.  There are no worries about who may be advertising on your blog, nor about who might have their hand in the background.  You get the final say.</p>
<p>However, you also get to control things like SEO&#8230; and if you create regular and compelling content, you will be noticed by the search engines.  If you guest post on well known blogs, you will get important links back to your blog, and bring up your blogs SEO.</p>
<p>&nbsp;</p>

<p><strong>The bottom line here is that YOU are in control&#8230;</strong>  For some, that is great.  For others, it is terrifying.  It might mean that your blog languishes with a lack of attention, or it might mean that you have to hire someone to make it rock.  Or, it might mean that you have a platform that is unique and compelling and that costs VERY little money and pulls in a tremendous number of leads.</p>
<p>&nbsp;</p>
<p>&nbsp;</p>
<p>In each case, there are exceptions.  And there are sites that don&#8217;t really seem to fit in their mold.  Posterous, YouTube and FaceBook Pages are all examples of sites that can be useful tools, regardless of where your other efforts are focused.  Using them as part of a network of your own can build your blog into something greater.</p>

			<content:encoded><![CDATA[<p>This is an idea I&#8217;ve been toying with for a while, and then I ran across a post on <a class="zem_slink" title="problogger.net" href="http://www.problogger.net/" rel="homepage">ProBlogger</a> about self-publishing.  With the rise of the Kindle and the more widespread adoption of tablets like the iPad and the Android based units (I love my Toshiba Thrive), it has become easier than ever to distribute a book.</p>
<p>In the last few years, there has been a MAJOR change in the way that consumers get, and authors deliver books.  Back in the day, an author floated his ideas to as many publishing houses as it took to get accepted&#8230; or accepted the rejection and quit.  The publishing house spent a bunch of money printing the books, and then used their influence to push the book into book stores.  Because of all of the costs involved, the author would be lucky to see more than a few pennies on the dollar of the cover price.</p>
<p>A few years ago, ebooks started gaining popularity.  The cost of production and distribution for them started approaching $0, but there were few consumers there to get them.  Now, with Amazon&#8217;s Kindle options, Apple&#8217;s iTunes store and the Android App Market, a book can be distributed to a format that is gaining in popularity rapidly.</p>
<p>As bloggers, we are uniquely positions to create book-worthy content.  In fact if you&#8217;ve been blogging a while, you might already have enough content for a book.  But, if you are going to charge for the book, it needs to be differentiated from your blog in some manner&#8230;</p>
<p>Enter the idea that I picked up from ProBlogger&#8230; revisit your best content and expand upon the ideas.  While a blog post HAS to be concise and quick (or risk not getting read), book consumers are looking for more in-depth analysis and information.  And what is even better is that if you are going to go strictly digital (not even planning a print version), the book could be VERY multimedia&#8230; audio, video, active links and other embedded content.  And another advantage is that the book could be updated as information changes&#8230; and we all know that the world is rapidly changing every day.</p>
<p>Among the primary reasons to create a book is that it helps establish you as an expert in the field.  Imagine saying to a client, &#8220;I answered that question indepth in Chapter 3 of my book&#8230; here.&#8221;  It is also a useful give-away to use to promote your website and help build a mailing list.  Finally (although there are certainly more ideas), it may be a useful tool to promote yourself&#8230; for example getting a segment on a local TV or radio show talking about your area of expertise.</p>
<p>Next year I will try to create a non-fiction book&#8230;  How about you?</p>

<p>Yep, 20 million tech tools out there, and most of them are free.  Some of them are even viral, but the absolute best ways to promote your blog are probably right there with you, right now.</p>
<p>For most of us, the people we want to read our blogs the most are actually the people we might interact with &#8220;in real life&#8221; (IRL).  They are local and you might even see them daily or weekly or monthly.</p>
<p>Walking up to a person, flashing <strong>your winning smile</strong>, shaking their hand with <strong>your firm handshake</strong> and handing them <strong>your business card</strong>, with a short explanation of what your site is about is WAY more likely to create a new reader than almost any other marketing you can do.  But there is another benefit, as well.  The cool side benefit is that the person you meet is also more likely to share your site with their friends&#8230;<strong> if they find compelling content</strong>.</p>
<p>I guess it often comes back to that compelling content, doesn&#8217;t it?</p>

<p>On Monday, September 26th, I am hosting a &#8220;Lunch &amp; Learn&#8221; at the NAMAR (Northeast Atlanta Metro Association of REALTORS®) offices in Duluth.  We will be talking about blogging for real estate professionals.</p>

<p>With only about 60-75 minutes to get it all done, there are a LOT of things to talk about.  We also want the specifics of the session to be determined by the people that show up to ask questions.  There is a good chance that we aren&#8217;t going to hit all of the individual bullet points.  In effect, we are going to take enough information to fill a three hour CE class and condense it down to around an hour.  Not only that, but we are going to allow time for discussion.</p>
<p>In order to make sure that the information gets out, I will be posting up follow-up posts AND hopefully kick out a mini-eBook&#8230; for free.  If you aren&#8217;t able to attend the NAMAR Lunch &amp; Learn, it should still be a good resource&#8230; but if you ARE able to attend, it will be a great extension of what we talked about.</p>

<p>I have been blogging about real estate since 2008&#8230; so over three years.  I can say proudly that <strong>I have a few thousand posts</strong>.  Of those, there are a lot that were NOT about real estate, but that appeared on my real estate blog.  Some were about cars (I just started a car blog JUST for those posts).  Others were about local news.  Still others were about local businesses, entertainment venues, parks and recreational opportunities.</p>
<p>As long as I have been blogging, <strong>the mantra has been to &#8220;Be the source of information about EVERYTHING in the community&#8221;</strong>.</p>
<p>But after years of blogging, and looking over my <strong>blog posts and traffic patterns</strong>&#8230; I&#8217;m not so convinced any more.  I see where my traffic is coming from, and I see which posts are the popular entry (and exit) posts.  BUT,<strong> I also talk to the people that call</strong>, email or contact me in other ways&#8230; and I ask them what made them make the call.</p>
<p>Let me make a few points&#8230;</p>
<ul>
<li>Almost without exception, my most read posts are NOT real estate related in any way.</li>
<li>My most read posts are NOT about local issues, businesses, personalities or events.</li>
<li>The post types that causes the most direct contact from consumers are market reports.</li>
<li>I&#8217;ve NEVER had someone say they wanted to work with me because of a review of a local business.</li>
<li>Most of my local name recognition has come from local event and local issue posts&#8230; but I can&#8217;t say one has ever brought me business.</li>
</ul>
<p>Keep in mind, this is specifically about real estate blogging&#8230;</p>
<p>Here are the take-aways that I see from the above points.</p>
<ul>
<li>A real estate blog needs to be <strong>focused on real estate</strong>.  There is plenty of room for reviews, lists of area attractions and other local interest items, but they should not be the focus of the blog.</li>
<li><strong>Hyper-local news DOES belong</strong> on a good real estate website.  It shouldn&#8217;t be the focus, and even a &#8220;curatorial&#8221; style might be enough (rolling links to a variety of hyper-local news stories, for example&#8230; like a Twitter based local news feed).</li>
<li>Market Reports are one of THE most important things to have on a real estate website.  <strong>Consumers want to understand the real estate market</strong>, whether they are buying or selling.</li>
<li>Market Stats are nice&#8230; but <strong>people want interpretation of the stats</strong>.  They want to know your professional opinion is about the direction of the market&#8230; up or down.</li>
<li><strong>Community profiles are VERY in demand</strong>.  Buyers want to know about the communities and the schools that they are considering.  They might like to know about the history, school performance and local culture&#8230; but <strong>they REALLY want to know about prices, styles and economic outlook</strong>.  All of those items belong in the community profile, but some might be links to specialty sites, like GreatSchools.net or sections of a city&#8217;s website.</li>
<li>Daily updates are overkill&#8230; but <strong>a good real estate blog needs to have depth</strong>.  After you have 40 or 50 solid posts, posting up 2-3 times a week might work&#8230; assuming that will cover the areas you need to cover.</li>
<li>Helping real estate &#8220;Do-It-Yourselfers&#8221; is good business.  Give them your best tips for promoting their property, warn them of the most common pitfalls they may face (Fair Housing laws, for example) and give them the steps for a smooth transaction.  <strong>But don&#8217;t talk down to them.</strong></li>
</ul>
<p>Is this a sure-fire path to success?  No.  But it might help.  Don&#8217;t forget, though&#8230; it&#8217;s just my opinion.  Look for a related post coming up about Social Networking.</p>

<p>Not kinda&#8230; but fully on.</p>

<p><strong>If you&#8217;ve never been to a rebarcamp&#8230;</strong></p>
<p>They are really cool events.  They are billed as &#8216;the unconference&#8217; because so much runs counter to the standard conference experience.  At a normal conference, there are a bunch of break-out sessions where we all get to listen to someone tell us about a cool new product or service&#8230; usually that they offer&#8230; and how it can help our business.  Don&#8217;t get me wrong&#8230; I love going to conferences and find them very valuable.</p>
<p>During a rebarcamp, the break-outs are geared more towards group discussion.  I&#8217;ve found that almost every CAN have something to add to the conversation.  We all seem to have parts of the puzzle&#8230; but few have the whole box.  Some participants have incredible experiences and can answer some of the questions.  Others have their experiences in different areas.  But, <strong>one of the most valuable things to have is a question</strong>&#8230; they drive the whole agenda.</p>
<p><strong>Did I mention that it is FREE?</strong></p>
<p>Of course, there is still a price for free&#8230;  For attendees, that price is participation.  Dive in, meet people, share, make friends&#8230; participate.  It is amazingly rewarding.</p>

<p>So, I am having a thought of creating &#8220;Welcome Videos&#8221; from local businesses for &#8220;the new home owner&#8221;&#8230;  Perhaps they might invite the new buyer to have a free meal or free massage&#8230; or whatever.</p>
<p>Nothing long, just a &#8220;quick hit&#8221; introducing themselves and their business and welcoming the new resident.  I think the only charge would be the &#8220;freebie&#8221; for the buyer.  The video could be recycled to different property blogs&#8230;</p>

<p>Originally, either businesses (Fan Pages) or individuals didn&#8217;t have an option with the URL of their FaceBook presence.  A typical Fan Page might have a link like this:</p>

<p>That is the link for my Fan Page for Lilburn real estate.  Not exactly a memorable URL to put on your business card or to jott down for someone&#8230;</p>
<p>But, beginning in stages as of June 13th, &#8220;Vanity <a class="zem_slink" title="Uniform Resource Locator" rel="wikipedia" href="http://en.wikipedia.org/wiki/Uniform_Resource_Locator">URLs</a>&#8221; became available.  On that date, individuals and Fan Pages with over 1000 fans got the choice to give themselves a URL without the numbers&#8230;  Like this:</p>

<p style="text-align: left;">That is the link for my Fan Page for my other business and real estate services.</p>
<p style="text-align: left;">As of June 28th, Fan Pages with more than 100 fans could get a vanity URL.  Originally, ALL fan pages were going to be able to get a vanity URL, then the threshold was changed to 25 and finally 100 before the land rush began.  At some point in the future, I think that all other Fan Pages will be able  to secure vanity URLs.</p>
<p style="text-align: left;"><strong>If you are a business and you don&#8217;t have a Fan Page on FaceBook, you are missing the boat. </strong> I would recommend getting out there and building a presence on FaceBook and trying to get your page to 100 fans&#8230; before FaceBook releases vanity URLs to everyone.</p>
