Back in the mid 1990s, people started to say that you HAD to have a website. So, you hired someone to code up a few pages and it was good… You were done.

Ten years later, those same people were telling you that you HAD to have a blog. The cool thing was that you didn’t necessarily have to hire anyone, you could just toss one up. So you did it… and then it kind of languished after the first couple of months because you didn’t get any direct business from it. You were done.

A couple of years later, you finally started hearing from some of your peers that that blogging thing actually worked… so you dusted it off and started posting. You were done.

Seemingly, 30 minutes later, the consensus was that you needed a Twitter account. But before you could call it done, you needed a FaceBook Fan Page… then you needed a YouTube Channel… and a Yelp presence…

Now, if you aren’t on Google+, you are just wasting time with the rest of your internet program… or so say “the people”.

When does it end?

Does it end?

Nope. It doesn’t. Technology and “what’s cool” keep marching on. There is always a new site and there is always a new way to engage consumers. There are always new channels and there always will be.

What’s worse… or better… is that they are unfolding faster than EVER before. Newspaper dominated for centuries. Radio dominated for generations. TV dominated for decades. Websites dominated for years. Now we are down to weeks… Maybe days.

But that doesn’t mean that you have to try to ride EVERY wave that breaks on the shore. In fact, it means that you shouldn’t. A hundred years ago, you couldn’t go big if you weren’t in the newspaper. It would take a while before the next wave came in. Now we have waves breaking constantly.

Pick your battles. Figure out what you are going to be able to do… alone or with your team. Learn ways to automate without destroying engagement. Aggregation and Syndication can be your friends. Link and leverage your networks. Pick your battles.

A few days ago I posted that (in my humble opinion) real estate blogs should be about real estate… not movie reviews, restaurant reviews, not recipes… Real estate. That is what the audience is tuning in for, give them what they want. I gave a few examples of what I see from my traffic patterns, and generally tried to support my opinion.

But, real estate agents that are marketing online (should) have a LOT more channels aside from their real estate blog. And I DO believe that there is a place in some of those other channels for items with less focus. First, let’s run down a few options:

Image via CrunchBase

YouTube

Posterous

Twitter

FaceBook (Business) Page

Delicious (Link sharing)

Flickr (Photo Sharing)

FourSquare (Location Sharing)

Community Websites

Image via CrunchBase

With the exception of the community websites, EVERY one of those items listed is FREE. Community websites might be free, might cost a few bucks a year, or might cost as much as $100 (if you have to have someone set it up). But there is something that they ALL have in common, too. They can all be support systems for your real estate website. And they can all send links to your real estate website… they are all outposts, providing information and hopefully send a few people trotting off to visit your cyber-office. A community website is the absolute toughest to get going… and has the most reward if you get it right.

Image via Wikipedia

Video is hot. You should have video of testimonials, communities, local events, YOU and likely a plethora of other things. Host them on YouTube, embed them on your site (the ones that belong) and let them pull in a little traffic. Flickr is much the same… but with pictures instead of video.

Posterous is COOL. It is a great way to get some of the content to the other sites… and also share news and tidbits about things that are happening in the community. Grab an RSS feed from your Posterous site and let it run on the sidebar of your blog. Pull in calendar entries from local events, interviews with local politicians or business-people, news items, reviews or local places, etc. Don’t make it the focus of your website… let it stand on its own, while contributing a little to your website. Better yet, make it community specific, and find people in the community that want to load THEIR content onto it. Be the publisher…

Image via CrunchBase

A great source of news is Twitter. I have come to see Twitter as “broadcast media” rather than as person to person social networking. Some will disagree, but I look at Twitter the same way as I look at the “newswire services”. Filter it down to what is important, and then share that in a news feed on your site. It isn’t terribly difficult in a geographic specialty… but a bit tougher with a lifestyle specialty.

Image via CrunchBase

Delicious is a link sharing site. Instead of having a giant blogroll of all of the people you might know, share the links through Delicious… they can be tagged and categorized to make finding resources easier for your reader. Again, publish a feed to your sidebar.

On FourSquare, do those reviews (in the “Tips” section of the location). Have a great profile and point it back to your website. If there is someone out there that will buy a house from you based on your incredible writing about an ice cream cone… they can still find you.

Image via Wikipedia

FaceBook could be 20 posts all by itself. But, the basic idea is to make a Page about a community and then get the community to give it life. You should be there to nurture it, cull out the junk (and competitors) and keep it moving along. Talk about the parks, restaurants, movies, local parades and a zillion other things. Let it be a virtual Town Square where people can gather at 4am in their underwear without being laughed at (nobody has to know).

The bottom line is that there IS a place for all of that other content we want to use to show everyone how connected we are to the community. It just might not be the main real estate website.

What do YOU think?

My Windows Live Gallery (and a few other Windows Live components) upgraded a couple of days ago.

Wow…

I mean it has become REALLY cool to use this tool. When I got the new laptop, it had Windows 7 installed. One of the tools was the windows Live Gallery, and I spent a lot of time tagging people and adding descriptive tags for locations. It was nice to be able to pull out images based on tags.

But it really changed with the new update…

Now I can combine tags for searches. My wife is putting together a coffee table book of our boys as a present for the grandmothers. Tonight, I pulled up images from my gallery (a couple thousand pictures) that were of both boys together… then each boy individually. There were also a few events that she wanted pics from… and they were just as easy to pull up.

But the real surprise was when I found some pics that needed tagging. It was recognizing faces. At this point it is only suggesting… and not for every one… but I can only imagine that it will get better as I tag more people. This will be REALLY useful for tagging the other kids in my sons’ classes. I don’t know them all that well, so after a few tags, the computer can help me recognize them.

Of course, I have been loving the automatic filing by date. That means I can pull up pictures by date or subject… or both. That had been the drawback of having a couple thousand pictures, they were tough to search.

Windows Live Gallery is a cool tool. I’ll have to revisit some of the other tools to see if they have stepped up enough to regularly utilize.

Not kinda… but fully on.

1 October, 2010

The venue is set to be the Gwinnett Braves Stadium… but that could change. It will run from about 9:00am until around 5:00pm… a full day of real estate technology and social media training, learning and sharing. Check the website.

If you’ve never been to a rebarcamp…

They are really cool events. They are billed as ‘the unconference’ because so much runs counter to the standard conference experience. At a normal conference, there are a bunch of break-out sessions where we all get to listen to someone tell us about a cool new product or service… usually that they offer… and how it can help our business. Don’t get me wrong… I love going to conferences and find them very valuable.

During a rebarcamp, the break-outs are geared more towards group discussion. I’ve found that almost every CAN have something to add to the conversation. We all seem to have parts of the puzzle… but few have the whole box. Some participants have incredible experiences and can answer some of the questions. Others have their experiences in different areas. But, one of the most valuable things to have is a question… they drive the whole agenda.

Did I mention that it is FREE?

Of course, there is still a price for free… For attendees, that price is participation. Dive in, meet people, share, make friends… participate. It is amazingly rewarding.

The other cost is the cost borne by the sponsors… many of whom we are still searching. We have a few of our sponsors signed up, but we will need a lot more before all is said and done. Check out the site for more info on sponsoring… We have a level of sponsorship for almost anyone! From $100 up to $2000… you can make this a reality.

Right now there is a small core group looking at the feasibility of a real estate bar camp in the Atlanta area. If we can put it together, the event will be held this fall… September or October is the likely time frame.

Here are a couple of posts on Active Rain with more info about #rebcATL (that is the ‘official’ Twitter hashtag for the event).

Should Atlanta have a reBarCamp?

A little more about an Atlanta rebarcamp

On the second link there is a webform asking about what you might want for a rebc. We’d love to get your feedback in order to make a better experience for everyone. It also give you the opportunity to volunteer… There will be lots of opportunities for volunteers from now until the event concludes… and then I’m sure planning will need to begin for the 2011 #rebcATL.

We are also putting together a FaceBook Official Page for #rebcATL.

I am a FireFox user. I prefer it over Internet Explorer for a lot of reasons. It has WAY more flexibility. And one of our MLSs is even going to be supporting it soon.

I had installed one particular plug-in a long time ago, and was left wondering why. In fact, when I set up the new computer, I didn’t install that particular plug-in. But while at REtechSouth (#retso), I attended a session of FireFox, and it was mentioned as a ‘must-have’ add-on.

It is back. And it is back with a companion.

GreaseMonkey is an add-on that allows little ‘scripts’ to be run. They modify the experience of sites from Amazon to YouTube. They can be major (literally moving components around) or minor (blocking Farmville notices in FaceBook).

GreaseFire is the companion. This little add-on finds things that can be modified by a GreaseMonkey script. I’m finding it a bit buggy… and that doesn’t seem to be very different from some other users… but the concept is great, and I would expect that to be fixed in a release in the near future (FireFox just did a major upgrade).

The other way to find scripts is to look on Userscripts.org. There are thousands of different scripts…

Have Fun.

It was an incredible event. I have spent the day decompressing from all of the learning of the last two days. The grass is mowed… Toy Story and Toy Story 2 have been acquired for the kids… crops have been grown on Farmville… and I have read some non-tech related blogs.

After every conference and seminar, there comes the real challenge… implementing all of the VERY cool things I’ve learned, while living in the real world. Setting up client searches, responding to inquiries, dealing with the family, making sure everything that should be on track is on track… they all get in the way of rolling out 3782 changes to my websites and social networks.

I have found that I need to take a little time… and then I need to dive in. Diving in comes next. I have pages of notes, some vendor material and a list of websites and ideas. I have mind-mapping software on my computer… and it needs to get used.

For the last few weeks, I have been unhappy with much of my web presence. I have a great IDX, but I am not getting the most out of it. I have good Page Rank, but I don’t have the level of conversion I feel I should have. My traffic is decent.

And I focused on the sessions at REtechSouth that I thought would help me fix that…

Plenty of sessions to focus on, too…

If you weren’t at REtechSouth, you should have been.

In addition to the incredible information that was presented, the connections that were made and the fun on the exhibit hall floor… there was also the opportunity to hang out with my friends. There are a lot of folks I have been lucky enough to meet from all over the country. And there were some that I was able to meet (in person) for the first time.

In Buzz, users can strike up public or private conversations with integrated video, photos and links. Kind of like the Status Updates on FaceBook. In that regard, it is a step above Twitter… the king of the micro-blog/status update world. Twitter doesn’t allow inline photos and videos, so when users share them, viewers have to leave Twitter to view the associated content.

I haven’t had a lot of time to play in it, but it seems kind of like “Google Wave Lite” to me… Google Wave has many of the same types of features… of course it adds a LOT more integration with a wider variety of tools… and isn’t tuned to automatically pull in content as sites like Twitter, Flickr and YouTube are updated.

OK, they are very different, but I see the same type of collaboration available with Buzz as there is with Wave.

But there is a big picture here…

The big picture is that you NEED a Gmail account. Google Buzz, Google Wave, Google Analytics, Google Maps, Google Docs, Google Voice… Are you getting the big picture? There is WAY more than that, but those are a good start.

I just got back from vacation… Thank you, I enjoyed it very much… The family went to Disney World for a week. While there, I was experimenting (again) with Live Blogging.

Basically, using my BlackBerry, I was uploading pictures, videos and text posts to a blog throughout the day. I did take a few moments out of the fun, but much of what was included were pictures or videos I wanted anyway. And they were things I wanted to share with friends and family (spelled M-O-M).

And that kept creeping a thought into my mind…

Information is speeding…

A couple of centuries ago, news was largely verbal. It might take years for a story to reach people that weren’t local to where it happened. The news would tavel with people that saw it or heard about it and it had to wait until a person took the story to the recipient.

And then, the printing press allowed news to be printed and distributed. As fast as the paper could move, the news could move. It went from the speed of the house to the speed of the train or ship…

A century ago, electricity transformed the speed of news and events. The telegraph, and then the telephone, allowed news to go where ever the wires went… at the speed of electricity… Finally, if a story happened in New York, the news could be in San Fransicso the same day.

When that combined with printing, pictures could go around the world on the same day. Many cities had newspapers publishing twice a day… if it happened in the morning, it could be in your newsbox in the afternoon…

Image via Wikipedia

TV changed everything. And when the satellite truck showed up, “Live” replaced “Film at 11″ in the jargon of TV news reporters. TV cameras could capture news live and beam it all over the world. Just a couple of decades ago, this created a massive change in our expectations of news and how it would be relayed.

<img title="A Motorola DynaTAC 8000X from 1984. This phone..." src="http://upload.wikimedia.org/wikipedia/commons/thumb/7/74/DynaTAC8000X.jpg/300px-DynaTAC8000X.jpg" alt="A Motorola DynaTAC 8000X from 1984.
Image via Wikipedia

And then came blogs… The internet really took things to the next level. Even with cable and satellite TV, there are a limited number of channels. And there are a limited number of satellite trucks and live feeds. Maybe there are a few dozen, maybe a few hundred… But the news had to be defined by someone else.

No longer was news defined by someone else…

My family going to Disney World wasn’t cranking the dials at CNN… but, my mom wanted to know what was happening. An rebarcamp in Raleigh or Atlanta or Dallas isn’t bringing out the Fox News satellite trucks… but, there are agents all over the country that DO want to see what happens. Of course there are thousands of examples…

The point is that there are LOTS of things that are news for someone.

A long time ago we counted on someone visiting to tell them about it. Then there was a phone call or a mail with some pictures. Then there might have been a blog post that day or the next where they could see the pictures from the event.

Technology now allows us to broadcast… EVEN LIVE from devices like our mobile phones. We can write posts, add pictures and videos. We can narrate. We can comment.

the question is… “How can we use this?”

Are you planning on hitting REtechSouth in Atlanta? As usual, I have a discount code for tickets. Brad Nix gave me the hook-up to deliver a 10% discount (affiliate link… that is where the discount comes from) on all ticket levels. Here is how it breaks down:

All Star Admission $134.10 + $3.35 EventBrite fee. This is normally a $149 ticket. It includes event access on both Thursday, Mar. 25th and Friday, Mar. 26th. It will get you in to all of the learning sessions… You can see folks like Jeff Turner, Amy Chorew, Brad Carroll, Ilyse Glink and Heather Elias… and WAY more.

MVP Admission $179.10 + $4.48 EventBrite fee. This is normally a $199 ticket. This includes everything in the All Star package, as well as special seating, access to the MVP/Speaker’s Dinner on Thursday evening and access to the MVP Lounge. Those that went to New Media Atlanta had a blast in the Rock Star Lounge hanging out with the speakers.

10 All Star Ticket bundle $891 + $9.95 EventBrite fee. Yep, you get a discount on the discount. This is 10 $149 tickets for just $89.10/each. The bundle normally sells for $990. Grab some folks from the office and get a discount.

25 All Star Ticket bundle $1687.50 + $9.95 EventBrite fee. That brings the price down to just $67.50/each. Brokers, bring the WHOLE office. Ramp up production with technology and social media marketing in the new year.

I will be there! I can’t wait. Brad has built REtechSouth into THE event in the Southeast for real estate technology and social media marketing. In just a couple of years, this event has become one of the premier conferences to attend, regardless of where you live and work. Atlanta is an amazing place in the Spring.

Last year I had the opportunity to attend the speaker’s dinner. I HIGHLY recommend the MVP Admission for that reason. Imagine yourself standing in on a conversation with Jeff Turner and the Notorious R.O.B. At the previous REtechSouth I was able to spend some quality time talking with Pat Kitano and Tom Royce. The luminaries of the re.net will be there…

Don’t forget, these tickets will likely sell out, especially the MVP tickets. they are limited by the size of the dinner venue. Don’t miss out. Here is the link again to get the discount.

Catch #retso on FaceBook, too.
